Reservation Policies & Procedures
Renting by owner is an easy and efficient process. There is no waiting in line to check in or out because the keys, parking passes and pool passes (your “check-in package”) are mailed to you approximately 10 days before your arrival date. Your check-in package also includes a number of brochures on things to do, attractions, and restaurants, as well as items to bring, directions, and other useful information.
The Procedure
If you decide to stay with us, all that is required is an email with your desired dates of stay and we will block out the calendar for you immediately. Please check the calendar for availability before emailing us, since the unit books very fast, often months or even a year in advance.
If the unit is available, a $200.00 deposit is required within five business days of your email. The initial payment, which applies towards the total balance, can be a personal check. Once we have received your initial deposit, we will mail you our standard rental agreement which shows your deposit received, balance due, and dates of stay. It also asks a few questions of you to help us complete your check-in package, such as the number of keys, pool tags (one for each family member or guest) and parking passes (one for each vehicle) that you will require.
The balance and a “refundable key/security deposit” of $200.00 is then due 30 days before your arrival and is payable only by certified check or money order. The check-in package contains an envelope with the correct postage to mail us back the keys, pool tags and parking passes. Once we receive these back and the unit is left in its original condition, we immediately mail you back your key/security deposit.
There is a $50.00 cancellation fee for reservations cancelled greater than 30 days of your arrival date. In the unlikely event of a hurricane in which there is a mandatory evacuation, we will pro-rate the days vacated and refund you these monies.
The Advantages of the North Tower:
Sea Watch Resort is conveniently located to all of the major attractions. With the recent completion of the new highway 22 and 31 you can literally get up and down beach in minutes. The Resort is also only a mile from the 17 by-pass which also makes it very convenient for your travels.
There are two towers at Sea Watch Resort, a North and a South. The North Tower has all of the Resort’s amenities, which include the Captain’s Cove oceanfront restaurant, the poolside tiki-bar, concierge, fitness center, game room, ice cream shop, etc. It also has the largest and nicest of all of the pools, which gets full sun the entire day. The pools in the South Tower are also very nice but are half covered with shade by mid-afternoon. It is difficult during the busy months to move and find chairs that are in the sun. Certainly, you are free to use any of the pools no matter which tower you stay in, but most people who are familiar with Sea Watch Resort prefer the North Tower.
Additionally, this gorgeous penthouse unit has so many upgrades compared to the standard three bedroom units at Sea Watch. It is lavishly decorated, and is the largest three bedroom unit at Sea Watch. Even both balconies have ceramic tile and beautiful furniture that you might find in your own backyard.
